June 2026 Statistics - ECAR including Destin, Miramar Bch and Santa Rosa Bch &30A

I was reviewing the June '26 statistics from the Emerald Coast Association of Realtors. This  includes Destin, Miramar Beach and Santa Rosa Beach (30A). We've seen a 16.43% increase, year over year, in unit sales, meaning each house, townhome, or condo; an increase in volume of sales of 29.67%, meaning the total dollar amount, and an 18.23% increase in contracts written. Listings taken are pretty flat. As there are less listings, and more sales, prices increase, and it's harder to negotiate better terms, such as a loan buy down, and sellers paying more of the closing costs. Eventually, as gas prices drop and wages increase, it should become a seller's market, with less choices. That's when we see multiple offers and higher prices. Agency - The Relationship With Your Real Estate Agent

Representation, or “Agency” 
 
In the state of Florida, by default the relationship between the agent and buyer, or seller, is referred to as a Transaction Agency. This means the agent doesn’t truly represent you. They represent the transaction. I and other Keller Williams Realty Emerald Coast agents work as a Single Agency. This means I represent my clients 100%. When I talk with buyers and seller, they all say they assumed the past agent they worked with represented them. Crazy enough, they most likely did not, unless they were given a form acknowledging so. Working as a Single Agency representation, for instance, if I learn the other party is desperate to buy, or sell, I can tell you what I know, because it is my fiduciary responsibility to protect your best interests. IS IT TIME TO BUY? The Destin to 30A Markets are Heating Up!

Without luck, it's impossible to time the market perfectly to purchase your next real estate investment. You can get within the bottom curve though, if you look at statistics and talk with local experts who have gone through these trends before. In February, and in our whole MLS, we saw closed volume increase approximately 23% month over month, and 21% year over year. Contracts written increased about 22% month over month, and 20% year over year, with 6% less listings taken. That's huge. Sure, spring break and the season is starting to kick in, however, these are strong increases. 
 
March Stats are headed the same way, Closed volume was up 28.3% month over month, contracts written were down 12.5% month over month, however, contracts written volume was up 12.5%. Listings taken were down about 21%. That tells me that higher end properties are selling. Between agent to agent, we're all seeing more active.
